Traditional real estate agency marketing cannot compete with modern methods.  Without a high online profile and technology-focused approach, commercial investment agents will be failing their clients.

20 years ago, I received a fax to my office with a schedule of a property for sale in Manchester.  I offered the opportunity, which was “on the market” to a well-known institution.  The Fund acquired the investment for over £20m.  I delivered some unknown information to the Fund Manager and was handsomely rewarded when the property was purchased.  You can’t do this today – when does a Fund Manager ever fail to hear about a property “on the market”. 

Selling investment property used to involve distributing a brochure to a list of well-regarded agents and some potential investors directly.  Agents relied upon other agents to ensure a property was exposed to the market as no selling agent could access all the potential buyers.  Today, not only can a selling agent access all potential buyers but the market is so much larger that a selling agent would fail to properly market if merely offering a sale brochure to his/her limited contact list.

Property marketing has changed fundamentally and the rate of change is increasing rapidly.  The technology impacting agents and all professionals is evolving at an astonishing pace.  Let’s remember that ten years ago you would not have heard of Google Chrome, Airbnb, iPads, Instagram, WhatsApp, Bitcoins, etc.

Yet so many agents seem to be hanging on to the traditional methods of operating.  Is it as they fail to understand technology or are hoping it will go away!

The most significant change affecting all our lives is Blockchain.  A recent article by Michael Cross in the Law Society Gazette prompted one anonymous solicitor to write “Blockchain is unadulterated nonsense..”  Yet the Government Chief Scientific Adviser, Sir Mark Walport, has written “Distributed ledger technology has the potential to transform the delivery of public and private services”.  Is there the same level of denial in the property industry?
